JV & Planning Success – Camperdown Modern

Hausworth Group played a pivotal role in the joint venture and planning process for Camperdown Modern, a groundbreaking healthcare development in Sydney. The project recently achieved a major milestone, securing Gateway approval from the NSW Department of Planning and Environment, marking a significant step in the rezoning process.

Project Overview

Located at 122 Pyrmont Bridge Road, Camperdown, this state-of-the-art healthcare facility will address the growing demand for medical services in the inner-city region. Positioned near the Royal Prince Alfred Hospital (RPA), it will be the first private health facility of its kind in the area, catering to the increasing need for specialised healthcare services.

  • Key Insights & Market Demand

A clinical services assessment conducted by Destravis Group and Hardes Data identified a significant shortfall in healthcare services, with projections indicating that:

    • An additional 30,000 sqm of healthcare space will be required by 2032.
    • A shortage of 332 overnight and day surgical recovery beds is anticipated due to increased demand from population growth and demographic shifts.

This project aims to fill these gaps while supporting the healthcare sector's expansion in response to COVID-19 backlogs and rising demographic needs.

  • Development Highlights

    • 10,300 sqm of purpose-built healthcare facilities.
    • Large floorplates ranging from 1,300 to 1,700 sqm.
    • Flexible design to accommodate day surgeries, pathology, radiology, mental rehabilitation, consulting suites, and potentially 120-130 patient beds.
    • Located within the Camperdown Health Education Research Precinct (CHERP), connected to Tech Central and over 100 research institutes and tertiary education institutions.
  • Strategic Impact

Hausworth Group’s expertise in joint ventures, planning, and project structuring helped drive this development forward, ensuring seamless rezoning and positioning the project for success. Once completed in 2025, Camperdown Modern will be a leading healthcare hub, meeting the city's evolving medical needs while integrating into Sydney’s innovation and technology precinct.
